Location, location, location-  what in the area pulls your type of tenants?

The other thing to look at is the areas.

@Hamidou Keita this is a very common issue many people have during this time of year...There are many variables at play in this situation: timing of the lease ending - then leading into timing of a make ready being done, to when the place is available for rent, seasonal slow down for rentals - not as many people moving due to winter & don't want to incur moving costs, maybe not as many may be looking for this small 2/1, the area or don't like the condition/finished product.

There are a lot of other DST's companies that over promised high distribution rates and they cant support them, even after the extremely high fees.

What area do you plan on buying?

All these properties are in same area same zip code same location walkable distance same square feet around 2000 square feet.

How did you decide on an area that you were confident would cash flow based on the market, size, amenenties, etc.? 

I invest in the areas you mentioned.

They were Class C and D, which take a LOT of time to stay on top the tenants.Padsplit does this, but only with Class A properties & corresponding tenants.Also, be aware YOU will have to supply kitchen, living room, laundry and other common area furniture and such. 

I'm looking for a new PM in the area.
