I find a very common theme in the properties and sellers that are a fit.

I lean into any one financial independence related I find any with that overarching theme typically will provoke thought.

That's big theme in most markets right now. 

No one would have predicted Universal would be building a theme park, although there were some rumors about Disney a few years ago. 

Sometimes when I buy a house for a STR I see a vision partially formed in my mind of a theme. 

Example- Typically, we will list the property on Wed and say NO SHOWINGS UNTIL SAT 10-4pm.
