I went through your report, and honestly, the deal looks fine before the refinance… but the minute you plug in the refi numbers, everything gets way too tight.Before the refinance, the property cash-flows well.

The really good stuff was basically invite-only, you had to know somebody and it seemed like there was a small group of well-established and well-funded players operating in the space.
