Don't get discouraged, it's a new thing g and will be uncomfortable at first.I call this the "plain vanilla" business advantage (like plain vanilla ice cream nothing crazy), you want to look and act like a property management company (just enough to get that business advantage).

I was listening to the BPMoney podcast my favorite one, and @Scott Trench got under my skin by saying that Americans are wealthier today then in the past. 

A legit hard money lender is going to want some skin in the game and the amount of funding is going to depend on borrower experience, ARV, etc.

Don’t be surprised if they value it accordingly.I’ve no doubt you will receive DMs from many brokers who will have no skin in the game.

If you split up colors, it's fine too, may just save time & $ for all one color.I think all white is also fine or a light cream/beige.

Keep in mind, if you're not making money, they aren't either, so they have "skin in the game".
