They will milk the system as long as they can.. even if you offer them 2x month rent it would not benefit them to move out and use that on another place when in 30 days they will be paying rent again vs not moving and not having to pay until the courts allow evictions to process..

Make sure your investment property supports itself in a way in which it does not matter the external conditions.Here's a dumb analogy that I like to illustrate the situation:The way I see it is if your cow gives you milk every day, you will not care how fat it is, however if you need to slaughter it to eat, you will definitely want it to be fat and that may not be the case.All the best to you!

I played a round of golf with a friend of one of my bizz partners.. he was ( probably retired by now) president of Con Agra and they lived at the same Country Club in La quinta.. but that was his routine.. leave Omaha or were ever Con Agra is headquartered on the company G 4 and fly to Thermal play gold Friday Sat Sun and fly home Sunday night.. so ya it happens..
