In Seattle this means a 650 sq ft DADU, but no additional ADU's (unless the zoning permits more units, but either way that would be adding additional units, not a ADU, to a multifamily.)95% of garage conversions are done without permits and are not legal, especially if the property is multifamily.

Other ways to add value: Airbnb / STR part of the property, add a bedroom or more (but don't rehab the whole structure, add a basement ADU or backyard cottage (DADU), do a lot split, do an addition (we have an abbreviated permit process in Seattle for many additions under 700-ish sq ft)Off market deals are definitely worth exploring, but its also worth calling out that there are plenty of pros out there that spend 100% of their time hounding for these deals.

To get this COC you got to either house hack (ADU, finish basement, rent by the room, DADU, ....) or force appreciate the property by doing rehab.Turn key properties on the market typically will not get you high COC numbers.

This city is tough to leave behind.I'm a big fan of house-hacking at least your first 3 rental properties, ideally utilizing friendly ADU/DADU legislation if you're in Seattle or Tacoma proper.
