For example if  grandparents are traveling with their kids and grandkids and they need some downtime, if you have a whole separate structure on the property, they can go recuperate for a few hours by themselves and then join the rest of the family later on.

While in theory this is great, even if you find a property below market value you run into two issues in today's market.The first issue is buying low enough to recuperate your expenses and down payment.

Any bank will have you file paperwork for recuperating the money and they will be given a copy of it.  

I thought if I had a rough or exact amount the bank needed to recuperate, I might be able to get a deal.

The clients we book ourselves are looking rest and discretion (some are recuperating out patients from nearby hospitals) and all of this is clearly stated in our policy and description with Evolve including an "age requirement" to book with us.

All I have so far is a money judgment from the courts in an effort to recuperate some of the money through wage garnishment.

I recommend finding out exactly what those penalties will be and making sure you will recuperate them in a reasonable amount of time.

Also, I think there will be more chances to fail and more time to recuperate if the money you put away for your first REI didn't come out as expected, specially with recurring debts, for a first investment. 

I will refinance when the rates drop and recuperate some of my investment funds with better cash flow.

Prices have gone up and beyond at this point so I do not really anticipate much return bur rather, just recuperate some operating costs.
