We are withholding part of the security deposit to mitigate the damages and pet smell, but you're right, @wesleyw and @Marc Winter, the PM should have noted that smell and the cat during the walk through prior to the tenant moving out.

Access to tax return forms on no tax return loans is my pet peave but it hasn't changed in years with some lenders, With some I have been successful telling them it isn't required.Many times the funder or closing dept. staff just inserts it in last minute, not knowing it is optional or not required.
