With lumber so high, I'm trying to learn about replacing with redwood, powder coated steel, composite, or aluminum and am looking for any advice on balancing upfront costs (quotes have been $35-50k) and ongoing maintenance.

Some associates at home depot may recommend the "polyblend plus" (has orange coloration on the bag) because it has additive mixed in to the powder already and you don't have to buy separate liquid additive.

What would be the best place to add a powder-room or a half bath, and how much would it cost?

Yes, you are paying interest on utilized cash but it's good to have dry powder when you're ready to pull the trigger on something.
