It’s not dead, just requires a sharper eye for deals and the right local team in place to handle rehabs and property management.That makes a lot of sense, I’ve heard from a few investors that the Midwest still has that balance of lower entry costs and decent rent-to-value ratios, which definitely helps keep the BRRRR model alive.

I would say I am stuck in the busy work and over-analyzation trap with the bandwidth to only take on so much in   a given niche that I should restrict my eyes and focus on finding and executing on those rather than scanning the entire market.
