With supply and demand 101, we know that is not good, especially with the Saudis not lowering their oil production.From what I've read, I expect a lot of the outfits that are fracking in Canada and the Northern states to probably file bankruptcy and be sold out, or do tremendous amounts of volume to stay afloat, worsening conditions.

Just a heads up for a free rent source you could compare a 2bd/1ba unit being offered by a nearby apartment complex, zillows rent estimate is not too bad, and if you were looking at building a real estate team I would call a couple of property management outfits to see what they are getting for a like property.

Although to be fair this mastermind also had some very good people some of the top turnkey outfits some of those just ascending up the ladder as it were.

I personally wont give a wholesaler a non refundable deposit.. if the deal cant close for some reason they will normally ghost you.. this is probably new western or one of those outfits.. who rely on FOMO high pressure to get the deposits up front and released like that.
