It's 2025, almost 2026, and everything in the tax industry is done remotely these days2 - waiting "a few months."

There are more and more lenders that claim to support fast closes, offer competitive rates and terms only to change things to support a close or take far longer than expected which results in lost deals.

I'm looking for advice on ways to be able to earn an income while also gaining experience in the real estate industry.

Lower Purchase Price per Door:Although a single home can feel expensive relative to a duplex or triplex, each “door” in a small multifamily property may cost significantly more in competitive investor-dense markets.

Although I find competition for what I call investment grade parks is quite keen.. so returns are more in the MF space.. when you venture out east from the west coast or look at low end parks returns are higher but management is quite intense.. as our dealing with some pretty scruffy tenant base.

So you cannot just look at industry Cap rates alone unless you understand an operators abilities for higher yield on costs.BAM Capital is becoming an institutional investment company in multi-family Real Estate with Brokers.

Also the land that's ripe for higher end construction is more scarce and more accessible to those with long standing industry relationships and track records. 

Overall, I like the idea, just approach the municipality piece very carefully.If zoning, permitting, and foundation requirements line up, then modular could genuinely be a competitive advantage.
