Over the past 17+ years, we’ve delivered more than 600 properties that target the same tenant segment.

Networking events are OK too as long as you choose the right ones and/or focus on making quality connections.Referrals and past clients are a big part of my business but I can't say I rely on it.

My plan 1. build septic mound and system to design2. build pad to extend past HUD for patio3. gravel drive and parking area with washed stone4. have utility water and electric performed by professional - I would possibly dig for water line install and electrical conduit 5. landscape/plant trees etc.

From the cash out left in LLC#1 why do you record the amount left past the return of            capital as profit as a refi is not taxable?

I've been in school for the past 4 years and will be graduating this December. 70k starting salary, no debt, good credit, and $35k saved up. 

@Drew Phebus As competitive lender in the construction place I would recommend having bids preplanned out- also ask for their past work.
