While geographic mix also played a role, they have been recruiting aggressively and like to cite the fact that more than 50% of the agents in the industry are not affiliated with big firms. 

So far, I try to do a decent job of rehabbing the properties, get a tenant placement company/agency to recruit the tenants and onto the search for my next property I move

Healthcare professional here: Contact healthcare facilities (hospitals, specialty surgical centers, nursing homes, and assisted living facilities) and ask to speak with their nurse recruiters.

And I don't regret walking out of a Navy recruiter's office when I was 17, since I turned out to be way too independent and contrarian for the military.So it's just my 2c, but don't rule out college entirely.
