My properties are owned by a US corporation which is owned by my Canadian corporation, so I do not derive income directly from the US but only through profits that are repatriated to Canada which are then paid out to me by my Canadian company, not my US company.

To even consider before you start construction you would need an executed lease with a large non-refundable deposit upfront to show the tenant is serious and committed to the sight.If this tenant is not larger corporate but smaller individual or group there could be serious risk to building the project and then the tenant ends up falling out before taking occupancy.

Check with the county recorder's office.As someone mentioned above, some assessor offices don't update owner info until tax time.If it is an entity, check your state corporation commission.
