My whole approach of trying to get people to adjust there thinking to looking at and focusing on a "spread" is one of trying to get people to consider the full picture of the math, vs a pointless metric such as "cash-flow" because 98% of "cash-flow" numbers are COOKED BOOKS in residential as it's pre-capx or completely removed of any capx or deferred maintenance.

However, this was in a “depression” Houston “Oil” market in 1982-3. 

If a person is willing to "cook the books" you can make anything look like an amazing return..... $2,500 a year for cap-x AND maintenance on a duplex is NOT accurate.

We paint all of the trim with an oil based paint that's much more durable.

I doubt a "no" lawyer will take this case, they just have to find a lawyer who only works the eviction process in cook county and nothing else, not a family friend lawyer who does divorces or something that is not an eviction. 

An environmental analysis showed that the seller has been dumping motor oil in the open field in back of the property and the motor oil had worked its way into the sewer  system.
