It does appear everything they have done in the past four years is catching up, people are reporting them but at the same time, they start new investments with new people and keep selling the program.

If you buy a reasonably priced home and pair it with affordable land, the rent can often cover the mortgage, taxes, and overhead, but the numbers have to be modeled carefully.

I'm not sure if you plan on a long journey to be an investor, but it appears you are willing to cut and run when you see trouble.

It has a mortgage in place currently but ample equity in the past I've done over 100 wholesale deals but they were all houses owned free and clear.

Given that it appears To be a primary residence loan, you'd need to stay another year.

One issue that I see with padsplit in Houston is that the people are very dependent on cars.If you try to have 4 people live in a 4 bedroom house and each person has 1 car. finding parking might be difficult for the tenants.The second issue that I see is that the rent's aren't that high compared to other cities making it less of an incentive for people to want to share a place.
