I always did an amendment to the lease that the tenants sign new and old agreeing joe, jim and sally will be replaced by joe, jack and sue. all other terms the same.  

Just keep going - wasn't pretty - but even with all the issues, I still feel it's the best decision I ever made.Finally, Jim Rohn used to say - "One way to do it right - is to do it wrong!"
