On ADUs: lessons learned– Build as if you’ll refinance, not as if you’ll sell– Keep the finishes rental-grade and repeatable– Lock in your contractor early and verify they’ve done ADUs in your county before– Start utility planning early (metering, panel upgrade, sewer line tracing) most delays happen here, not in framing or finishesThe biggest mistake I see is investors designing an ADU like a luxury Airbnb instead of a long-term rental.
