It has lots of features that I've really liked, and more - especially if you’re unhappy with some of the tools or processes you’re using today with managing your property.

Due to managing my own portfolio and wanting a less expensive software system I switched to TenantCloud which is a good PM software too but I do recommend Buildium.

It is better to have % of rent so there is some motivation for the property manager to keep the unit(s) occupied and also collect the rent on time.

Look at some buildings in the area and see how much management companies charge them to provide the service.
