Personally - I would recommend looking into the midwest.

Attend real estate investing seminars and workshops, either in person or online, to gain insights and tips from experienced investors.Additionally, strengthen your network of reliable contractors, real estate agents, and financial advisors.

Sit down, and see if you can bird dog for them, ask if you find a deal can you partner with them to get the deal done, and the last thing that would be a great move is working for that person while you are working and getting paid you are learning the ropes. 

If the Tenant Buyer walks away from the deal I get to keep his Option payment, since it is non-refundable and I sell to another Tenant Buyer and get another Option Payment usually about $20k to $25k.I encourage buyers to get qualified for financing, give them a mortgage broker contact and to plan their lifestyle to be able to get a loan to exercise the Option.

I tell you personally, and I can confidently say many investors’ biggest hurdle, is finding good GC to work on properties.
