Due to the excessive demand of shelter in NYC the city had to develop strategic programs to assist people with moving out of shelter and with the explosion of rent prices in NYC many people are looking to other cities close to NYC such as Newark, Irvington, Jersey City, etc.. to find apartments they can afford. 

TX had the most explosive growth ever in it's history, consolidation is normal and it's healthy.

In cities where STR/VRD rentals saw explosive growth due to lack or non-existence of regulations - such as Rockaway Beach, Yachats and Lincoln City - the cities and counties implemented rules that both capped and in some areas restricts the transfer of a permit with a property. 

-Kannapolis is showing explosive appreciation, especially attractive for value-add or rental investors targeting rapid equity gains.

We are from there originally and travel to the area to see family and the explosion of the number of people traveling to the Hocking Hills has made it the 3rd most visited place in the state of Ohio behind Cedar Point, Kings Island.
