There are probably 5-6 basic strategies, with many flavors of each one. 

I think as investors we can get caught up in the "well it worked for them, so it should work for me" without taking into consideration that the regional 'flavor' and how that would impact my deal.But it does help to work with a lender that has the flexibility and familiarity to lend to both and manage our own expectations when it comes to rate and leverage.

These loans that include future rehab will come in different flavors from current 7's to 12%'s in rates with different speeds to close, ease of access to the funds, different pricing and requirements to qualify.Typically the more Full Doc or tougher the qualifications are (like debt to income or DTI req's) the lower your rate/pricing so its a trade off.

I'm not opposed to something being in "the hood" but I'd rather avoid any real threat of daily mugging -- I don't mind neighborhood flavor from strange characters.
