The biggest headwinds right now are heightened construction costs largely driven by more expensive MEP’s, introduction of more complexed building codes, higher interest rates and opex costs impacting debt coverage which directly impact refinance options.

I’ve learned that loan structure — term length, fees, flexibility — can have a huge impact on actual profit.How do you decide which funding option makes the most sense for your deals?

I'm not seeing fluctuations now vs. a few months ago that are having material impacts.

Right now I am forced to work a job that has nothing to do with what I want to do in life so that I can pay bills.

@Vernon MartinIMO they're all difficult right now since capital is expensive and that impacts just about every strategy. so i don't think there's an obvious answer. 

Leaving the cash locked in a not-paid-off property means it can be difficult later to do big renovations and it obviously does impact cash flow.
