Start by interviewing 3 to 5 investor‑friendly agents and PMs; ask for MTR experience, average days occupied, furnished rent ranges by ZIP, and vendor depth.

Over the past 15 years my properties have averaged $300-500/mo. in repairs/ maintenance/ capex, so I use $500/mo. there for a quick analysis then do a deeper dive and look into the specifics of the property more in depth if I go under contract on it, during the inspection contingency.
