I am exploring homes from the builder Red Cedar Homes who has a few communities in this zip code (example - 2019 Sadler woods lane) and is just 10 minutes from the airport but not in the heart of the city.

My question is: Can she back out of this contract?

You are in the heart of tourism and travel in that neck of the woods so there’s tons of competition.

I would recommend reaching out to a cpa once you close on your property or have the property under contract.

Same expenses, same sweat-heart interest rate, BUT..... rent's are 40% STRONGER, and you caught seller in just the perfect mood because you snagged it at 1% down.......

This brings to mind another instance in which a recorded deed is not in place while legal title/ownership is: a Contract for Deed aka Land Contract.  

You can absolutely go under contract for the new property prior to selling your old property, but you can't take title to the new property until you close the sale of your old one.
