LED is great because you can put lot's of businesses on there and the minute they do not pay you can inactivate them and replace with someone else.The billboard you have to look at the lease.

Referral or Finder’s Fees:Referral or finder’s fees for residential sales or leasing may not be paid to an unlicensed person.Only a licensee may receive compensation resulting from a real estate transaction and such compensation should be paid at the direction of the licensee’s broker.Unlicensed Activity (Inactive / Expired Licenses):If a licensee conducts real estate activity after the expiration or inactivation of his/her license, the licensee has conducted unlicensed real estate activity.Immediately upon determining unlicensed activity has been conducted, the licensee should notify his/her broker and contact the Department’s Licensing Staff.

It's kind of like counting cards in Vegas.For example, the Ink CC from Chase bank offers 5% cashback at office supply stores (max 25k per year), which means that If I stop by Staples on my way home from work and buy 8k worth of Vanilla Gift Cards ($500 per gift card max), I will pay about $96 in activation fees, and another 8 bucks converting those gift cards back into cash by using them to buy eight different money orders at 1k each naming myself as the recipient of the money order.

You can however inactivate your license through the DRE and re-activate it when your ready to use it.

Each time a tenant moves out, inactivate them and add the new tenant as another job.Doing this will give you a tenant [and repair] history of each unit at each property and keep your customer list from being 2 miles long.For apartment units, add a job for each unit under the main property address, then add each tenant as a separate job under the unit number.It will look something like this:Customer Name: 123 Main Street Unit A Current Tenant's Name Unit B Current Tenant's Name Unit C Current Tenant's NameWhen you invoice, start typing the tenant's name and all the information will fill itself in.Use Rent as the Item and attribute it to Rental Income.
