Basic answer, but to increase cash flow you have to increase income or reduce expenses. 

If you can get inside with abandonment or a maintenance inspection it increases the chances you can talk to them and be more aware of what work will be needed when you get the keys back.Good luck!

A better play in these market conditions is buying the worst house in the best location you can afford, then fixing it up to the quality of the surrounding properties to force appreciation and increase rents (value add).

Inherited renter - have they gotten increases over the last 3 years?

I learned in the past week the housing authority in my area stopped approving rent increases May 1, 2025.

To either increase growth, or slow growth.

I would focus on increasing that and getting rid of consumer debt before looking or thinking of real estate.

Second, the investment may have been made anticipating a chance of failure; for example an investment may correctly analyze that it has a 50% chance of a 25% ROI, a 35% chance of a 50% ROI, and a 15% chance of a 50% loss.  

If you take it to the extreme I’d like to see an interest only loan option that had a competitive interest rate, I mean I do like principle pay down, but I like cash flow better, and in the end equity gain is where the really money is, so any tool that would allow me to use more leverage and reduce risk by increasing liquidity is better for me. 

So I'm open to trying anything to increase my bookings so I made the changes you suggested.
