Including the gain during the time it was a rental.However, since the property was converted and is being sold as an investment, you would have to recapture any depreciation and leftover tax over the $500K/$250K limits.

My immediate thought is to send out a letter to that tenant stating how the payment dates will be adhered to and will lead to immediate eviction action.Backstory: In the end, November rent wasn't paid by the 30th.

You need to be within a limit that are safe and habitable.

The study will analyze your property as of its placed-in-service date and provide depreciation schedules starting from that date.If you've already filed your tax return without a cost segregation study, you still have options.
