@Jack Hamm And check if the local municipality has any unrelated person ordinances that might limit your ability to rent. 

We have an aging population. 1 in 3 Americans are above the age of 50.

The next things I’d dig into are tenant quality, age of major systems, and whether there’s any upside (light value-add, rent bumps, etc.)
