If vacancy / concessions / delinquent rents are high and the broker is spinning you a B.S. narrative as to why it's "a really great deal" you should probably be skeptical and potentially considering passing altogether unless there's a good story. 

Because it's the EASIEST way to spin the numbers of a bad/non investment property into seeming good via a cooked-books analysis.
