It's definitely a theme!

Remember Warren Buffett's quote - "It's far better to buy a wonderful company at a fair price than a fair company at a wonderful price".Same goes for rental properties. 

The ones that do well are the ones that stand out — themed homes, heated pools, game rooms, great photography, and top-tier management.

If you have them e-sign they are never going to read more than date and rent amount.

@Lars Hartvig Kristiansen - great question and congrats on getting theming going - I've found that when building a team starting first with making sure your values are aligned and you can trust the person is paramount in importance  

The theme right now is patience.

Having a theme room or curating your house / seperating from the norm does help your listing stand out and bring in that unique experience for guests. 

This one feels to follow a theme more like 70's/80's.

For the med students, this should be a lesson as they are going to be dealing with patients who they may not like or agree with their choice, but they have to care for them all the same.
