In LA County, it’s unfortunately normal for eviction proceedings to take several weeks, sometimes longer depending on court backlogs.

Of course, since most Landlords do not read the HAP, unless the tenant has an attorney (each court has one available on the day of court), or the landlord is filing without an attorney, the court might order the eviction in error.

Tenant and I agreed to meet and thank God I went to the Nevada court website because I found 5 bankruptcies within 3 months in his name all from different plantiffs. 

i know a bunch of private money lenders that can cover basically anything at this point.

I seriously doubt the OTAs are sharing this without a court order.

Of course my buyers are ALL owner occ's so different product and different buyer but probably more demanding than the investment buyer who is buying a basic rental house.

Let them know that you’ve been appointed as your mother’s court-ordered conservator/guardian and that all matters regarding rent, maintenance, and communication will now go through you.

The court and even some townships will provide you with sample notices to ensure you're not missing any required language. 

Eviction isn't a great option here- I think you'd have major problems in court proving which tenant caused this issue or if it were tenant caused at all.

Longer you delay longer filing with the courts the longer she gets to live in your house for free.
