Be active on social media.

People who are really determined to sell their house have undoubtedly posted about it on their social media account.

Send them all your bank account numbers, your social security number,  all your passwords and all your relevant personal profile information. 

An S Corporation or an LLC taxed as an S corporation may help you save on some social security tax as an example.

Nationally I think there is a lot more fraud overall, not only rental applciations but loan applications, social engineering scam with emails etc.

On the other end are sponsors who rely heavily on internet fame/social media influence or alternatively guru-driven co-GP models where newly educated "Syndicators" serve as capital raisers.

So, start out by CONSISTENTLY posting what you are doing on whatever social media channels you currently use.

I've always found the background check services do not do a thorough job so I always overlay that service with my own gumshoe due diligence  (talking directly to immediate supervisors, ensuring the previous "landlord" owns the property, checking social media, etc.).Never rely exclusively on these services. 

From there, take that data and build out a marketing strategy, whether it be social media, advertising online, billboards, tv, radio, direct mail, email, etc....

I personally do not like using social media (there's so much hate and negativity) so I am limiting my engagement to the forums where like minded individuals reside.
