Trisha Suek "How to insure rental properties for actual value"

So, you have a kitchen fire that will cost $100,000 to repair but since the kitchen was 30 years old you might get a $25,000 settlement and have to pay for the rest of the repairs yourself. Most real estate investors are totally fine with ACV on total losses since they often won't rebuild anyway but I've found they often don't consider partial losses which are much more common to begin with.

Yechiel Mor Looking to get a cash flowing duplex in FL
17 November 2025 | 2 replies
Assuming you’re looking for an investment property, you’ll probably be targeting something around $250k or less with $50k down (and remember you’ll have 3–4% in settlement costs on top of that). With that budget you’ll want to focus on the true tertiary markets — Lakeland and Ocala are usually where my clients still find duplexes that cashflow after insurance and expenses.

Esteban Olivares Problems with wholesalers
29 November 2025 | 6 replies
One of the major risks and especially in a high priced market like So cal.. is if this is a cash sale as many are and the wholesaler is making an assignment fee on the settlement statement cash buyers do not realize they do not have title insurance for the assignment fee.so in practice you have a 800k as is sale wholesaler making 50 to 100k ( pretty common in high priced markets) being the nature of the beast you now find out you have a buggered title and make a claim.. title insurer is only going to pay the underlying contract price your going to EAT the 50 to 100k and if you think the nice wholesaler is going to send you back that money I have a bridge to sell you :).
Andrew Postell Fifty Shades of Uncertainty: Markets Without a Map

Futures pricing reflects a cautious bias, with markets assigning higher odds to a pause rather than a hike, but without fresh data, confidence in these projections remains fragile.https://www.foxbusiness.com/economy/irs-reveals-updated-retirement-contribution-limits-2026Addison, Allen, Anna, Azle, Batch Springs, Bedford, Benbrook, Burleson, Cedar Hill, Celina, Cleburne, Colleyville, Coppell, Corinth, Crowley, DeSoto, Duncanville, Ennis, Euless, Farmers Branch, Fate, Flower Mound, Forest Hill, Forney, Glenn Heights, Grapevine, Greenville, Haltom City, Highland Village, Hurst, Keller, Lancaster, Little Elm, Mansfield, Midlothian, Mineral Wells, Murphy, North Richland Hills, Prosper, Red Oak, Rockwall, Rowlett, Royse City, Sachse, Saginaw, Seagoville, Southlake, Terrell, The Colony, Trophy Club, University Park, Watauga, Waxahachie, Weatherford, White Settlement, Wylie, Dallas, Fort Worth, Plano, Irving, Garland, Grand Prairie, McKinney, Frisco, Mesquite, Carrollton, Denton, Richardson, Lewisville, or Arlington

Andy Gonzales What’s Your Go-To Strategy for Securing Funding Quickly for a Deal?
5 December 2025 | 4 replies
No hassle.Compare this to a fix n flip bought on market or through wholesale channels - WHICH IS THE SAME THING THESE DAYS - cause on wholesale deals ALL closing costs are on the buyer so all the settlement costs, transfer taxes, RE fees, so that discount gets eaten up quick.
