So far I've been screwing around looking for pieces of the puzzle that do not exist and the clock is ticking.

Cashflow is just 1/5th of the profit puzzle.

It feels like private lending is becoming a bigger piece of the puzzle for a lot of investors, especially with how quickly good deals can come and go.Curious to hear what others are seeing or experiencing right now.

Sometimes the vertical pipes have been buried or broken off so some exploratory digging might be in order if your downspouts go into the earth.   

I am puzzled how people were able to complete proper due diligence that quickly.
