That's why the interest rates are what they are, it's not some profit-fest, it's monetizing the expense of that operation. 

Cash-flow is the result of the spread between monetization and expense. 

Hi @Brianna Billings, One approach could be a phased strategy: start with smaller, lower-cost ways to monetize the home, like renting out the garage, a room, or the existing studio, while deferring the full ADU conversion until cash flow supports it.

Monetize.  

Being a financial and systems person by training, I would not suggest the following without you monetizing it.  

The forums are hard to monetize for BP, the death of the internet is not helping.

Monetize this.

But when in real estate, not only do you get it as a "piggy bank" of wealth, you can also monetize it's use while your holding it.
