I would work with the PM company to get a poll out, or since you were there for a long time and working with the tenants directly you should have their contact info and can poll them directly.

Another variation of this is they send you the "appraiser's" info to order and pay for the appraisal with the money from the hot check they sent you, except they are also the "appraiser" as well and are just using you to wash the check for them.I dealt with a ton of these scams when I was in law enforcement.
