KEEP IT - especially if you can unlock the equity via refinance/HELOC.I’m personally a believer in the longer term value of Bay Area properties.

Does anyone have recommendation on home equity loan lenders around the area to unlock the equity in the house. 

I am in the process, as people move out, of changing all my locks to no keyed door locks, just deadbolts, in order to force the tenants to take their keys with them (or be stupid and leave the house door unlocked).

Your HELOC won't likely unlock more than 80% LTV of funds so you could consider selling one of the two properties.  

This allows you to unlock the loan to use it again.

The last time I listed a property, I had a stream of lookers who dirtied up the house, used and dirtied the bathroom and agents left it unlocked and doors open many times. 

We hired a real estate agent out of necessity because we just needed them to unlock the doors of the houses we were finding.
