I primarily sell in Massachusetts, i sell other items (roofing, car charger, mini split heat pumps, battery storage, smart home items through freedom forever, other accessories through partners on the Powur platform.) as well.I joined the form because this is just an abundance of high value information thats collected on here, and this information will be crucial in my wealth building journey.

All in state, in our MSA. (2) 4 unit town home style products(2) 6 unit apartment style products (with 1 accessory unit) (3) SFR properties The SFR properties were opportunistic acquisitions (right place at right time), but our focus is on building our MF portfolio.

I may as well have dropped those same dollar bills into a sidewalk sewage drain (I was actually a little sick to my stomach for a few weeks after that experience)...Anyway, after reading a few of the comments in this thread, I actually feel little bad for ever silently berating and judging lottery players ever since I learned the value of money...Interesting perspective, though: as a few others have pointed out, playing lottery offers some value to the player in the same way non-players spend money on other forms of "fun" / "entertainment".I'm ashamed to admit, but I've blown an embarrassing amount of $ on designer accessories in my life...

Here is the text from the bill, I do not see where SFH homes are exempted unless you live in them in some manner as the owner:(5) Single-family owner-occupied residences, including a residence in which the owner-occupant rents or leases no more than two units or bedrooms, including, but not limited to, an accessory dwelling unit or a junior accessory dwelling unit.(6) A duplex in which the owner occupied one of the units as the owner’s principal place of residence at the beginning of the tenancy, so long as the owner continues in occupancy.

Everything costs like double, and then you have other problems like expensive accessories, kids can't use it for gaming, drivers for some devices are inadequate, etc.The comments here make me think people are buying a $300 Best Buy Windows laptop that runs like crap, and then buy a $1800 Macbook pro that's amazing in comparison...of course the Mac is going to destroy the Windows laptop in that scenario, it has an SSD drive, faster processor, etc.

So an ADU (accessory dwelling unit) will allow you to make the property into two units but the owner must live in one of the units.
