@Alex Heidenreich I have a spreadsheet built on my iPhone and I set very conservative rents, high repairs, capex, vacancy, property management + PIT and if all that generates anything over 4-5% CoC returns I pull the plug.

At the same time though, you may not always need to buy the newest iphone, always get $5 coffees in the morning, etc. and find ways to put aside a bit of extra cash that adds up.
