If you buy cash...it will take about 24 years before your $250K purchase doubles in value to $500K.In contrast, if you put down 20% or $50K on a $250K house, all it needs to grow/appreciate is 20% for you to double your $50K downpayment.

But then again, due to the quirk with the Toledo market that all water bills have to be in the owner's name, this could be problematic if you have a non-Section 8 tenant that suddenly decides to stop paying rent.In contrast, in my local market, I get the result same day and they automatically schedule a follow-up inspection for three weeks later.
