Personally, at this stage of my life, I choose to work from home, travel a lot with the family when I can, and leave the on-site micro-management of properties to others (so that I can be free to "chase the next deal" online from wherever I may roam - which leads me to invest in condos (essentially hassle-surprise-free), setup online infrastructures for management (managing teams via emails and telephone as opposed to managing properties hands-on), and aim for a multitude of "spreadsheet" properties as opposed to two or three "big money making" ones, which would necessitate personal attention in most cases.

Syndication is an advanced technique that necessitates a track record.

What I'd like to do is amass several rental properties while maintaining my full time job (this will of course necessitate a property manager, which I am budgeting for).I have found an area where I can purchase a turnkey rental in short sale for around $85,000, and expect rents of 1100-1200.

An added layer of complexity is that the guy did not have a will which may also necessitate getting a lawyer involved.

The liability and repair/mortgage/vacancy expense plus waiting to payoff the mortgage necessitates rethinking.

Should your business model necessitate obtaining conforming mortgages for properties you want to acquire, an LLC is of no help.

Hey @J Scott I know this is from ages ago but does the fee on the HUD-1 paid at closing necessitate the wholesaler receives a 1099 from the closing attorney / escrow agent?
