We have great Metroparks, a world class zoo, minor league hockey & baseball, etc.

But we have minor league baseball and hockey, college basketball, baseball and football, 2 drive in theaters, 2 lakes, 2 malls, multiple golf courses, country clubs, 2 skating rinks, an ice skating rink, museums, orchestras, theaters, some amazing parks, and tons of great food - all within 5 - 30 min away. 45-60 min away you have Amish country, major league baseball, basketball and football, Lake Erie, casinos, 3 airports, etc.

Out of my league.

So if you are a good enough salesperson to convince an Ivy League endowment, a family office, or a sovereign wealth fund to invest....well you make something even if you're a loser. 

Obviously evolve and vacasa are in a league of their own. 

I know >98% of smartest IVY League MBA money managers and Hedge Fund managers can't beat a brain damaged Chimp throwing darts at a board ie buying the index fund of the whole market, VTI, over a greater than 15 year period, (Standard and Poor's Spiva reports last 50 years) but I still pick my companies that I think can beat the market.

your talking folks in a completely different league than those that need debt or to sub too  to acquire their homes..

So, how is it daily that this league of "Joe Dirt's" can source literally thousands of off market properties across that nation if it's not "simple"? 

You'll end up dealing with bush league contractors if you approach things this way IMO.
