Appreciation is hit or miss...head to Charlotte or Raleigh and look at their trendier neighborhoods if appreciation and/or flipping is your game.Sure there are better areas for cash flow (on paper), but if I have to shovel snow 5 months out of the year or have my rights infringed upon (we won't go politics), then I'll pass and just stay here in the south.
