IMO, that is a small price to pay in order to double or triple my investments (plus, the extra cash flow per month beats the big fat goose egg I got every month from my Vanguard Roth IRA and brokerage account). 

What has always worked in good times and bad, and what this COVID left bleeding, and what's getting fat now.

Many people look for THE BEST "diet," and when they don't see results after a week or two or three, they become Internet junkies and switch from the low-fat diet to the low-carb diet, to paleo, to ketogenic, to vegan... and ultimately get frustrated and give up.

On the other hand, I get big fat goose bumps over a relatively simple $55K purchase, $10K rehab, $90k appraisal, refi most of my money back out and $1050 monthly rent.

I constantly crunch the numbers almost monthly to see how much money I am making when including the amazing increase in the property's value each time I raise the rent and I do my math over and over so that I am excited and I can do the math in my head.So, when the tenant spit in my face my mathematical mind went into overdrive and this irate tenants idiotic move that resulted in an eviction just earned me a big fat paycheck.

Those two complexes we are spinning our wheels and we need to cut the fat.  

As a property manager, if a tenant came to me with four dogs wanting to rent.. my answer would be a big fat NO.

It's like a fat guy wearing a horizontal striped shirt - not a good look.

:F = At least 2 of these criteria are met: within 2 blocks of a homeless shelter, multiple houses within 2 blocks that are burned out/boarded up, recent murders or shootings have taken place there; while you were asleep, someone drove by your rental and shot at/through it,a police officer was shot within 2 blocksLOL, my "D+" properties are F by that standard.
