If you have access to a great deal flow and are being held back by capital, then I would say you can grow that extra $15k at a quicker pace than the $150-80 = $70/mo net opportunity cost cash flow.You can objectively calculate this with opportunity cost calculations, rate of returns you're seeing, and inflation numbers.

Some education, and/or mentorship can give you more ways to monetize each lead.

You should consider accepting them and then find a way to screen them to reduce your risk and monetize them to increase your income.I require all animals be screened through petscreening.com which includes copies of vet records, picture of the animal, and more.

If you buy one big property or two small deals that will be pretty much your break even point on your dollar costs, and if you monetize your time investment which you should, toss in a third small deal to break even. 

If you want to monetize your time in this manner, you may consider doing something similar to my start, and also help folks who are stuck in a difficult real estate situation such as inheriting a house (or getting divorced) but they can't afford to fix it up, and don't want it.
