There is another good franchise in CA market what I'm hearing is performing well, it's a chicken wing franchise (send me a pm I'll tell you and I know a broker who usually has few on sale in CA). 

They want to do deals, but have less incentive to close particular deals than either the buyer or seller.  .It's like playing chicken with someone in a sufficiently large car such that they aren't actually going to be harmed by the impact, meanwhile you are riding a bicycle with no helmet.

Still a spring chicken @John Arendsen :-)  I'm in my 50's and have similar personal beliefs but "corporate" beliefs are a different animal.  

They're just hoarding chicken, eggs, toilet paper and capital.

But that takes a little time and practice; otherwise, you'll be like a chicken with your head cut off....running around making a mess of everything and ending up....well, in a very bad spot.Your goal(s) will determine your methodology, and your methodology will determine what actions you should be doing today, tomorrow, a week or a month from now.
