It’s so nice to be older and not have that macho ego on my shoulder as often  A little off topic but your story reminded me of one of  my earlier deals when i used to broker at the street level. 

The repairs after the fact are not going to be an issue I have a contractor that I have used in my personal homes for many years and created a good personal relationship with, he knows what needs done and how I like my work preformed without my having to stand over his shoulder.

These wholesaler threads often end up resembling a cartoon of a person with a devil on one shoulder and an angel on the other. 

Thankfully I didn’t cave and stuck it out anyway , I would not be where I’m at today had I listened to the little guy  on my shoulder telling me it’s ok to go back to mediocrity.

Given the banks can now borrow for 0-0.25% with the additional $1.5 Trillion+ pumped into the economy by the FED, they should be able to shoulder a couple of months of missed payments. 

It was like a 300 lb weight was lifted off my shoulders. 

I ran into the mayor one day and told him about it and he shrugged his shoulders and said "better than it used to be". 

If someone moved into that home and trashed it in one year, should I simply shrug my shoulders and let them go without charges because it was beyond it's life expectancy?

But there is a big difference between a decent area where you can walk the streets, or an area that you need to look over your shoulders as soon as you drive into the block, it is a thing you need to judge on your own knowing the area.Now hearing all these true professionals giving ideas, you can start thinking that you are doing something wrong.
