Can you build support among the residents near your rezoning, and get them to show up to voice that support?

Trying to be objective here but this is among the best (TLO, IDI, LEXIS NEXIS), if not the best.

As for damage to common areas - clearly state that it will be spread out evenly among the tenants unless one person is responsible and admits it.

If you learn basic tiling skills, as others said, you can also do a basic subway or other tile backsplash without much spent for materials for a look that might stand out among the competition.
